6100 Merriweather Class-A Trophy Office Building is now 97% Rented

COLUMBIA, MD., June 14, 2022 /PRNewswire/ — The Howard Hughes Company® (NYSE: HHC) today announced that CareFirst BlueCross BlueShield (CareFirst), the Mid-Atlantic region’s largest nonprofit health plan, has leased 80,000 square feet of office space at 6100 Merriweather in downtown Columbia®. CareFirst selected Downtown Colombia as the location of its first major hub-and-spoke office as part of the company’s regional expansion strategy. The lease brings the Class A Trophy office building to 97% leased and continues to demonstrate the attractiveness of Downtown Colombia as a destination for businesses seeking the benefits of the city’s vibrant job market, with access to a well-educated workforce, quality lifestyle, and proximity to the employee bases of washington d.c.and Baltimore.

The announcement of CareFirst’s new office follows HHC’s recently announced plans to invest approximately $325 million in the Lakefront District, launching the next phase of Downtown Columbia rejuvenation. The new development will include a state-of-the-art medical office building, housing options and retail offerings, all exemplifying the aesthetic vision of the “city in a garden” of Columbia founder James Rouse.

Under construction, the redevelopment of Downtown Colombia will include 14 million square feet of new development on 391 acres of land. The Merriweather District will represent 4.9 million square feet of the total mixed-use development, concentrated on 35 acres set within the 100 acres of restored forests, streams and wetlands, with the historic Merriweather Post Pavilion Music Hall anchoring the cultural dynamism of the growing district.

CareFirst will custom design and build its office interiors in 2023 and open in January 2024.
